Guidelines to Select Sites or Plots

  • The land around the site should be observed for any variations in slopes, like hills and valleys. In case hilly region is found to the north, east or northeast side of the site, the site should be discarded.
  • The general slope of the site should be South to North or from West to East. The site should not be lower than the approach road.
  • Magnetic north if checked from the centre of the site, should not point towards any corner. In other words, the magnetic axis of earth and geometric axis of the site must align with each other. Any variations of upto 15 degreees is acceptable.
  • Any reference of water body like a pond or lake is auspicious if it is towards north or northeast of the site, even at some distance. This indicate natural landslope. If there is any such water body to any other directions, it should be at great distance. Otherwise, the site must not be selected.
  • The layout roads must not directly end in the site causing a road-hit situation. Road-hit from any direction is not good, although the effects of road-hit from northeast are not that severe. Consult your vastu expert if any road-hit situation exists.
  • The site should not be a dead-end property.
  • There should not be a temple or religious place around the site.
  • There should not be any streams or rivers to the south or to the West.
  • The site should ideally be square or rectangular in shape with 4 corners of 90 degrees each. In case any of the corners are extended, this needs to be evaluated by the vastu expert. If Southwest corner or Southeast corner is extended, discard the site.
  • The site should have a north-to-south length and not east-to-west length.
  • The site should not be having asymmetric shape. If so, needs expert’s opinion.
  • There should not be tall buildings towards north and east right next to the site.
  • Any power source or transformers are best found only towards Southeast or West. If they are found towards north or northeast, the site should not be selected.
  • Please observe vastu principles while planning the structure and entrance to the site.
  • Enquire people around about the land. Sometimes, agricultural land is converted into residential layouts. Such farm lands sometimes house burial ground also. We cannot build homes over bones as these bones cause ‘shalya dosh’.
  • Presence of some trees within the sites also need to be considered. In case the site has Banyan tree to east, Peepal tree to west, Audumber tree to South and Plaksha to North, they are said to be virtuous and can be retained. In case the trees are in reverse directions (for example Peepal in East), you will have to remove the same. In case such a removal is not feasible, it is advisable not to purchase that site.
